    Near the Highland Lakes, the Lower Colorado River Authority regulates on-site sewage facilities and some shoreline work. Septic design is engineered early because it affects where the house can go.

  • Hail-resistant roofing

    Hail is a when, not an if. We recommend Class 4 impact-rated roofing, often standing-seam metal, over fully adhered underlayment.

  • Rock and grade

    Expect rock excavation and engineered foundations on slope. We price it honestly up front rather than finding it later.
